About this site
Victorian suburb compare lets renters and buyers compare suburbs in Melbourne and regional Victoria on rent and house prices, using free Victorian Government data.
Where the numbers come from
- Rent: the Department of Families, Fairness and Housing Rental Report, moving annual median weekly rent for new leases, by suburb or town, home type and bedrooms. Latest period: year to September 2025.
- Sale prices: the Valuer-General Victoria Victorian Property Sales Report, quarterly median house and unit prices by suburb. Latest quarter: March 2026.
- Suburb outlines: Vicmap Admin locality polygons, © State of Victoria (Department of Transport and Planning), CC BY 3.0 Australia.

How to read it
- Median means half of the new leases (or sales) were above the figure and half below. It is not an advertised price and it is not the rent of any one property.
- Moving annual rent covers leases that started over the 12 months to each quarter, which smooths out seasonal swings but lags the current market.
- Rent areas: the rent data is for areas that are sometimes groups of suburbs (for example Carlton-Parkville). Every suburb in a group shows the group's rent, and its page says so.
- Gross rental yield is a year of median rent divided by the median sale price for the same kind of home (3-bedroom houses and 2-bedroom units by default), for the same quarter. It ignores costs, vacancies and the mix of homes, so it is a rough guide only.
- Thin data: rents based on fewer than 20 new leases, and prices based on fewer than 10 sales, are flagged. Treat them with care.
- Areas: suburbs are grouped into Melbourne and regional markets by their position, with a few manual corrections. Mornington Peninsula suburbs are counted as Melbourne.
